Seriously that's a bummer, I had a washing machine go nuts in the middle if the night and decide to flood out the house, that was bad enough with nice clean water, I can only imagine how much worse it is with that stuff!

An Update for those interested: the water has now gone from inside our house and Mazda has been moved to high ground, but the house is currently uninhabitable - cold, dank, smelly and full of silt. The next weather pattern scheduled to hit Kent on Friday\Saturday, then perhaps we can get the de-humidifiers in and the heating checked.

Hi Chris. The plan is there is no plan. Guess it could be six/nine months.... Just depends on what the loss-adjuster/surveyor finds. The good news is we saved 90% of our contents, but the upstairs looks like a furniture depository.

Holmes on Home Inspection did a TV spot when they did a Holmes house reno at the High River floods. Most contractors did a strip and reno just after the water went down. He had the dehumidifiers going for weeks until the wood and cement foundation moisture content went down to acceptable levels other wise mold will grow from the residual moisture. He also used "pink wood" which is treated for moisture, mold, insect resistance (it's only a little more).

you can go to HGTV video. You have to wait through two ads to get to it (nothings for free). It's well worth watching. Can't direct post link as it's too long. It's a must watch for any one with flood damage.

Thanks for all the advice - we've have been here before in 2002.
One internal door looks to have expanded a bit, but others seem OK. Kitchen Units also seem OK at the moment [with no obvious signs of water-blown carcass] but will need removing [and reinstalling] to get to the walls behind.

Still de-humidifying, hope to introduce some heat to the property on Monday. Anti-mould and anti-bacterial solution already used on floors and up the walls to just beyond the flood-line.

It's the dampness in behind the walls you have to worry about, both in the insulation (unless you use polyurethane foam) and the wall studs. Good luck with it. Don't rush the drying process.

Pity you can't move it over here for a while.

34C yesterday, with only 32% humidity, & a 10 knot breeze. Bound for 38C today, with similar humidity.

That would dry you out quick time, just by opening the doors.

Have you had your insurance assessment yet?
